I don't want 365. I want office 2021.
#2
I don't want powerpoint also.
I don't want Home and Student version, I want Pro.

Fine we got the point, you don't want recurring subscription/rental fees.

You appear to be working with a misunderstanding of Office fundamentals.
The only difference between Office 2021 "Home & STudent" vs "Home & Business" vs "Pro" vs "Pro Plus" is the cost and the mix of applications. The applications running in the 4 bundles have identical features! The various 365 rental bundles DO include more features in the apps.
.
So ...
If you only want Word and Excel, you can buy them "standalone" but pay twice as much as for "2021 Home and Student" (with 3 applications in the bundle). Actually the standalone apps have 2 price points, the normally quoted $150 which is liceneed for business use and a $80 "consumer" version (if you can find it).
.
If you want Office for personal use only, then you want "Home and Student"
If you want Office for any sort of "business" (including non-profit) you want one of the other 3 bundles.
