I just bought a new Mac and whenever I try to use any Office 356 app, it says I can't edit, only read.

I have Office 365 A3 for students, with "The latest desktop version of Office" listed.

Ive tried all the steps said on google, which is basically delete the 3 following folders, but it didn't work.

UBF8T346G9.ms 

UBF8T346G9.Office 

UBF8T346G9.OfficeOsfWebHost

Idk what to do anymore.

Even when I'm signed in, it says on the https://portal.office.com/ page that only my 2 other computers are logged in, it doesn't consider the fact I logged in on my new Mac.

Im running Big Sur.

    I understand you have the correct subscription to use Office apps on your mac, but you keep getting the error.

    To troubleshoot the issue, please try the following suggestion:

    1. Quit all the Office apps app. For example, if Word is open, you'll go to the upper left corner of your screen and click Word > Quit Word, repeat the similar steps for other Office apps.
    2. Download and run the License removal tool to remove all the Office keychain entries.
    3. Start any Office app again and follow the activation prompts.

    If the same issue appears after signing in, check if you see "Use another account" option, click this button, sign in again with the same account. You might need to re-start Office app.

    If the issue persists, please confirm from where you installed Microsoft 365 apps.

    Hey, thanks for the reply.

    I still didn't work. After download the removal tool and logged back in, the following image showed up.

    It's so annoying I can't make it work.

    In the past scenario, we have observed using license removal tool usually fixes the issues. As it didn’t work in your case, then please uninstall Office for Mac and then re-install Office from Office 365 portal.

    If the issue persists, is it possible for you to test in a new user profile on your mac? Sometimes, a corrupt mac profile may create issues with applications. In this case, please consider creating a new user account on mac (for test purpose only) and check if you still experience the same thing. If a user's specific information is corrupted, it may therefore could be the cause of the distribute feature not functioning properly in OneNote app. In new user account, Office apps will run from scratch, and this will help us determine if the issue is with the user profile.

    None of these worked.

    Im very confused on what is causing this problem.
