    Ordinarily I would recommend the Office Template Gallery, but it appears to have become unusable, and the Contracts section of Word's offerings doesn't have anything, so you may have to resort to Google. This does turn up a residential lease template from Microsoft (http://office.microsoft.com/en-au/templates/residential-lease-TC001185151.aspx) but it is Australian, so may not be helpful.

    There are many other offerings, some of them horrible, but you might look at http://www.reference.com/motif/business/free-rental-lease-to-print.

    I just googled for "lease template," but if you specify the type of lease (e.g., "residential lease template"), you'll get more targeted results.
