Error - File is open in another application. Close it and try again.

We've some files shared in a sharepoint folder. 3 users edit these files.

One of this users (eg.: Mary) have a specific problem. She opens the file the first time and it's ok, but once she close the file, the other users see that first user (Mary) is on file, and she can't open the file again because receive the error:

"location of the file.... is open in another application. Close it and try again."

error

I've no idea why this happens and can't find any option to logout the user for all files...

Do you have any idea why this happens?

    May I know you work in SharePoint Online or SharePoint Server? If SharePoint Server, did you ever disable co-authoring in SharePoint Server?
