Error Code: 0x80070005 - Problem upgrading WS 2008R2 to WS 2012R2

I'm trying to perform an in-place upgrade from WS 2008 R2 to WS 2012 R2 and I'm receiving the error below.

I've already tried DISM fixes, disabling Firewall, but nothing worked.

can you help me?

    Error code 0x80070005 usually indicates that the user account running the upgrade process does not have sufficient permissions to perform the upgrade. To resolve this issue, you can try the following steps:

    1. Make sure the network is stable and you can disable any antivirus software temporarily.
    2. Make sure that you are logged in as an administrator account.
    3. Check the permissions on the folder where the upgrade files are stored. Make sure that the user account running the upgrade has full control permissions on the folder.
    4. Try running the upgrade process as an administrator. Right-click on the upgrade file and select "Run as administrator".

    Please Note: Windows Server 2012R2 has reached the end of its lifecycle and Microsoft doesn't provide technical support for Windows Server 2012R2 unless an ESU is purchased.
