my ethernet troughput keeps dropping resulting to bad lag spikes/frequent stutters (especially when playing vr)

hi, so when playing games (but mostly vr) my ethernet throughput keeps dropping resulting in bad lag spikes/frequent stutters. i have bought a new $150 asus gaming router but the problem remained the same (i play vr on 5g 80/160mhz wifi6) and have the literal best internet subscription i can get where i live. nevertheless the issue still persists. all my drivers are up to date (including the internet controller drivers), my isp says there are no issues that are caused by them, i've had a technician come look at everything and they could not find the problem either. i've had this issue on 2 pc's and on multiple vr headsets (so no defective units etc.) and have followed every tutorial on the internet, messed around in reg edit/command promt etc., reset my pc, bought another modem + cables, ran everything in compatibility settings etc. but the issue still persists. i also have a pc that is more than capabler of running (vr) games (rtx 3070 oc, i9 10th gen kf, 32gb of ram nmve2 storage etc.). if anyone has an idea of how to fix this please let me know. thank you

    To further troubleshoot this issue, please kindly try below steps:

    1.Sometimes corrupted or outdated drivers can cause network latency problems. Please uninstall the Realtek driver for your Ethernet controller and let Windows reinstall it automatically.

    2.Connect your PC to a different network to see if the issue persists.

    If you are using WIFI connection, please try Ethernet and check if the network condition is improved.

    3.Ensure that any power-saving features or bandwidth limitations are disabled in the network adapter settings.
