Office-JS: Which license applies?

My team at work is trying to figure out whether we can use the Office-JS package. Normally, our company has a system that allows any package in npm that has some well-known open source license, but here the license is specific to Microsoft.

However, the actual legal terms are not clear in the license file, which I've linked below. It just links to this site, which has 8 different licenses, none of which seem to apply here. The license itself says "use of this file is governed by one of the Microsoft developer terms listed".

How should we decide which terms apply here?
