Coauthoring using Webdav

Hi Team,
We have configured WebDAV in IIS and mapped it with a folder. Now when we try to edit that file for Co-authoring in Desktop app (using ClientUrl in WOPI), only one user can edit the document at a time. For other users, I get this below error. Can you please help us how to resolve this Lock error?

Does this issue occur when users co-authoring on Office for web?
- If yes, please check whether the article is helpful, "Co-authoring using Office for the web".
I suggest you you check whether the calls from other users succeed and whether the user has permissions to edit, Office for the web will verify those users have permission to edit the document by calling CheckFileInfo using each user’s access token. - If not, please check WebDAV server that serves your files to client apps.
